How rent proration works for a partial month
Proration means you pay rent only for the days you have the home. The steps are the same every time.
- Pick a method for the daily rent.
- Count the days the tenant pays for.
- Multiply the daily rent by those days.
The calculator above does this for you. Enter the monthly rent and the date.
Here is the example we use below. Rent is $1,500.00 a month and the tenant moves in on Jan 17, 2027. That leaves 15 paid days in a month with 31 days. Under the actual-days method the rent is $725.81.
Prorating rent when moving in
When a tenant arrives partway through the month, count from the move-in day to the last day of that month. This example counts the move-in day as a day the tenant pays for, but a lease may treat it differently. A tenant who moves in on the last day of a month and pays for that day pays for just that day.
Full rent usually starts on the first day of the next month.
Prorating rent when moving out
When a tenant leaves partway through the month, count from the first day of the month through the move-out day. This example counts the move-out day as a paid day too, and the lease may say otherwise.
If the tenant already paid the full month, subtract the prorated amount to see the difference. Whether that difference is refunded depends on the lease and local law.
Comparing the proration methods side by side
The method sets the daily rent, so it changes the final amount. This table uses the same example under each method.
| Method | Daily rent | Prorated rent |
|---|---|---|
| Days in that month | $48.39 | $725.81 |
| 365-day year | $49.32 | $739.73 |
| 30-day month | $50.00 | $750.00 |
The actual-days method divides the rent by the length of that month. The year method divides a full year of rent by every day of the year, then uses that same daily rent in every month. The flat-month method treats every month as the same length, which is easy to do by hand. In this example the flat-month method gave the highest amount, but that will not always be true.
Why state rules and lease terms can change the result
Your lease is the first place to look. Many leases say which method to use and whether the move-in day counts. If the lease is silent, local landlord-tenant law may apply, and it differs from state to state. To find a state's rule, read that state's landlord-tenant law or ask a local housing office, and confirm the method with the landlord in writing.
Keep a record of the method you agreed on. An invoice or receipt that shows the daily rent and the days counted makes the amount easy to check. Our Invoice can help with that.
Which days-in-month method fits February and shorter months?
The method your lease names is the one to use. If it names none, the choice changes the result most in February. With the actual-days method, a short month has fewer days, so each day costs more. The year and flat-month methods use the same daily rent all year, so they do not change in February. Agree on a method with the other side before the first payment.
Questions
How do you prorate rent for a partial month?
Divide the monthly rent by the number of days in the month to get a daily rate. Then multiply by the days the tenant pays for. With $1,500.00 rent and a move-in on Jan 17, 2027, the tenant pays for 15 of 31 days, which is $725.81.
How do you prorate rent when moving in mid-month?
Count the move-in day through the last day of the month. Multiply that number of days by the daily rent. Some leases count the move-in day as a paid day and some do not, so check yours. The example here counts it.
How do you prorate rent when moving out?
Count from the first day of the month through the move-out day. Multiply those days by the daily rent. If rent was already paid in full, the difference is what the tenant is owed back, if the lease or local law allows it.
Is prorated rent calculated on a flat month or the actual days in the month?
Common methods are the actual days in that month, a full year of days, or a flat month of equal length. In the example, actual days gives $725.81, while the flat month gives a higher amount, as the methods table shows. Your lease may name one method. If it does not, agree on one with the landlord in writing.
Does California require a specific proration method?
We do not confirm a California-specific requirement here, so your lease and the landlord's written agreement control. For the state rule itself, check California's landlord-tenant law or ask a local housing office.
Can a landlord charge a full month of rent instead of prorating?
It depends on the lease and local law. Some leases set a full month for a partial stay. Read the rent clause and ask the landlord to put the method in writing.
Not legal or tax advice. Your lease and local law decide how rent is prorated.
